What every remodeling estimate needs
- Your business name, contact details and license number
- Estimate number, date and how long the price is valid
- Clear options (good, better, best) with what each includes
- Warranty terms and any permit or inspection fees
- Deposit required, if any
- A place for the customer to approve and sign
Pricing remodeling work
- Estimate from costs line by line: materials, labor hours × loaded rate, subcontractor quotes, permits, dumpsters and equipment.
- Add a contingency (commonly a percentage of the job) for hidden conditions, and say in the contract how it's used.
- Price with margin, not markup: price = total cost ÷ (1 − target margin). A 25 percent markup is only a 20 percent margin.
- Use allowances for customer selections (tile, fixtures, appliances), with clear rules for overages.
